Roof Condition Inspection & Certification in South Florida

Florida insurance companies want to know one thing about your roof: what condition is it in, and how much useful life does it have left? A roof condition inspection - often called a roof certification - gives them that answer in writing. 4 Eyes Home Inspections LLC inspects the roof, documents its condition with photos, estimates its remaining useful life, and completes the roof condition form your carrier requires, including the Citizens form.

What a roof certification includes

Roof covering type, age, and overall condition

Visible damage, worn or missing materials, and prior repairs or patches

Signs of active or past leaks, checked from above and from the attic and ceilings below where accessible

Condition of flashing, vents, and penetrations

An estimate of the roof's remaining useful life

Clear photos documenting every finding

Where a roof cannot be walked safely, our licensed FAA Part 107 drone pilot can document the roof from the air, so steep, fragile, or hard-to-reach roofs still get a complete photographic record.

When do you need a roof certification?

Most often, an insurer asks for one when a roof is getting older - commonly 15 years or more - before they will bind or renew a policy, or after a claim or repair to document the roof's current condition. Homeowners also order one before listing a home for sale, so a buyer's insurer does not become a surprise problem at closing.

How it works

1. Call, text, or book online and tell us your insurer's deadline.

2. We inspect the roof on site (and by drone when needed) and document its condition.

3. You receive the completed certification report the same day in most cases, ready for your agent or underwriter.

Frequently asked questions

Q: What if my roof does not have enough remaining life for my insurer?

A: We report the roof's condition honestly and explain your options. Many homeowners make targeted repairs - documented afterward - rather than replacing a roof that still has life in it.

Q: Is a roof certification the same as the roof section of a 4-Point?

A: No. A 4-Point summarizes the roof as one of four systems. A roof certification is a roof-only report with the detail and the specific form many carriers ask for when the roof is their main concern.
