What a 4-Point inspection covers

Who needs a 4-Point inspection?

If you are buying or renewing insurance on an older Florida home, your insurance company will likely ask for a 4-Point inspection before they will bind or renew your policy. A 4-Point is not a full home inspection - it is a focused report on the four systems insurers care about most, documented with photos and details on

the form your carrier requires. 4 Eyes Home Inspections LLC performs 4-Point inspections across Miami-Dade, Broward, and all of South Florida, and delivers your completed report the same day in most cases, so your closing or renewal is never waiting on us.We inspect and document the current condition, age, and remaining life of the four major systems:

• Roof - covering material, age, condition, visible leaks or damage, and estimated remaining life

• Electrical - panel type and brand, wiring type, amperage, and safety hazards such as double-tapped breakers or aluminum branch wiring

• Plumbing - supply and drain materials, water heater age and condition, and visible leaks

• HVAC - heating and cooling system type, age, condition, and whether it heats and cools properly

Who needs a 4-Point inspection?

Most Florida insurers, including Citizens, require a 4-Point inspection on older homes - often homes 20 to 30 years old or more, depending on the carrier - before issuing or renewing a homeowner's policy. You may also need one when switching insurance companies, after a policy non-renewal notice, or when your agent asks for updated documentation of your home's major systems. If your agent has asked for a 4-Point, send us their request and we will make sure the report includes everything they need.

How it works

1. Call, text, or book online - tell us the property address and your insurance deadline.

2. We inspect the four systems on site, with photos of every required item.

3. You receive the completed 4-Point report on your insurer's accepted form, delivered the same day in most cases - ready to forward to your agent.

Frequently asked questions

Does a 4-Point inspection replace a full home inspection? No. A 4-Point only documents the four systems your insurer requires. If you are buying a home, we recommend a full home inspection as well - many clients schedule both in the same visit.

How long does a 4-Point inspection take? Most take about 30 to 60 minutes on site, depending on the size and age of the home.

What if my home fails the 4-Point? A 4-Point is a documentation report, not a pass/fail test. If we find a problem your insurer will flag - such as an outdated electrical panel - we explain exactly what needs attention so you can correct it and document the repair.
