Mold Air Quality Testing – What It Is and How It's Performed
Mold spores can be present in the air even when there are no visible signs of growth. In humid climates like South Florida, conditions are often ideal for mold to develop, making mold air quality testing a valuable tool for identifying potential airborne mold concerns.
At 4 Eyes Home Inspections, we offer optional mold air quality testing using lab-grade air sampling equipment. This service is available for an additional fee and is designed to provide clients with data about airborne mold spore levels within the home.
How Mold Air Quality Testing Works
We use spore trap air sampling cassettes connected to a calibrated air pump to collect air samples from designated areas in the home. Here's how the process typically works:
Sample Collection
Each cassette collects a measured volume of air and traps airborne mold spores on an internal sticky surface. This is done for both indoor and outdoor locations.
Lab Submission
After collection, all samples are sealed and sent to a certified environmental laboratory, where trained microbiologists analyze the samples and identify any spores present by type and concentration.
Report Delivery
Once the lab completes its analysis, we will forward the lab’s report to you. If you have questions or need help interpreting the results, please contact the lab directly using the contact information provided in the report.
Cost of Mold Air Quality Testing

Each air quality cassette sample costs $125

A minimum of two cassettes is required per test (one indoor sample and one outdoor control sample).

Additional samples can be added based on the size of the home or areas of concern.
Recommended Cassette Placement
The general guideline is one cassette per 1,000 square feet of living space. However, the number and placement of cassettes may vary depending on your preferences and any specific concerns discovered during the inspection.
For two-story homes, we recommend placing at least one cassette per floor, ideally near the main return of each air handler. Additional cassettes may be placed in:

Air handler or HVAC closets

Rooms with signs of water damage

Areas with visible staining, microbial growth, or musty odors
There is no need to determine cassette placement in advance.
Final placement decisions can be made at the time of inspection based on what we observe on-site.
